Other Details to Note

The following are elements of this property and Puerto Rico that you are subject to during your visit. We do our best to mitigate discomfort. Please familiarize yourself with these topics before booking, as we provide no reimbursement for them. - We strongly recommend you purchase travel insurance when traveling to Puerto Rico. -In Puerto Rico, there are frequent, unpredictable power and water outages that might affect your stay. These outages can impact all utilities in the unit, such as internet, refrigeration, hot water, and common facilities. The building has a generator for the hallways, elevators, and a water cistern that lasts for approximately 24 hours. Phone charging is available at the main lobby door security booth. No refunds will be granted for power, water, internet outages, or loss of food. In the event a power outage lasts more than 12 hours, the guest is responsible for cleaning out all food items subject to spoilage and cleaning any mess related to delayed response. -Hurricanes are a real concern for Puerto Rico. Maintain your own safety by watching weather forecasts and staying prepared. You must make the best decision for yourself as to whether to relocate or stay and self-prep. No refunds will be given unless the National Weather Service orders mandatory evacuation. Refunds for any reservation scheduled to begin during said mandatory evacuation will be initiated through the Airbnb App within 24 hours of the mandatory evacuation being announced. For evacuation orders issued mid-stay, the day you confirm your departure following an evacuation order, we will initiate the refund for any unused portion from the booking. No refunds are issued for rain or tropical storms as we have no control over the weather, and you are traveling to a tropical Island. -Please note refunds will only be issued through the Airbnb app, and once initiated, we have no control over Airbnb processing time. You will need to contact Airbnb directly regarding issues regarding that. -The building and community have rules you must obey. See “Additional Rules”. Obey posted signs. -The building management may unexpectedly and without notice close access to certain facilities or features, possibly for repairs or other reasons. We’ll do our best to provide updates when available. -Due to the local ecosystem, encountering pests like mosquitoes, ants, termites, flies, and roaches is common in Puerto Rico, even on higher floors. Despite routine pest control and thorough cleaning, bugs may still enter the property. While efforts will be made to address bug issues when reported, no discounts or refunds will be provided for this common occurrence. If potential pest encounters are a concern, guests should reconsider their booking. -An initial stock of toilet paper, paper towels, and hand soap is provided for your arrival. If these run out, guests must buy their own. There is a convenience store on the ground floor and a supermarket two blocks away. We do not provide other starter toiletries. -Linens: The unit is furnished with four sets of towels, beach towels, two sets of sheets (one set for each queen bed), and bedding covers. There is an in-unit mini-laundry (e.g., it can launder one set of sheets at a time, one cover at a time) or full-size machines in the lobby that are available to the guest for washing. - Some cabinets and storage areas are for owners only and are not available to guests. - 1 of the 2 walk-in closets is locked out/owners only. House Rules

The house rules are in place to maintain a pleasant stay for all guests. These rules also enable the continued sharing of the home with Airbnb guests for part of the year. While the rules may seem extensive, they're designed to set clear expectations, ensuring a comfortable experience for guests. These Are Our House Rules. Any Violation Of These Rules Will subject you to The Full Cost Of Repair Or Replacement. Violating any portion of your house rules will be grounds for immediate termination of the reservation and the remainder of the stay without a refund. If any rules are violated, you shall be considered trespassing immediately upon violation of these rules. By booking this reservation, you agree to all of the following: Booking and Reservation: 1. You agree to all Airbnb Terms of Service. 2. You agree to utilize the Airbnb Platform for all communication. 3. No information will be shared with anyone other than the registered guest who booked the reservation. 4. Vacation and travel insurance is recommended including but not exclusive to coverage for weather events. 5. A working phone is required prior to and during your stay in Puerto Rico. 6. A valid photo ID for every guest staying at a property must be submitted prior to receiving check-in instructions. 7. The party making the reservation must be the registered guest and at least 25 years old. 8. Third-party reservations are not permitted. The booking guest must be present for the entire stay. 9. All guests must be declared with full names and contact information added to the reservation. 10 Undeclared guests will be fined $40 per guest per night and subject to other consequences. This is a penalty and does not grant permission for the undeclared guests to remain onsite. It is subject to the owner's review. 11. Reservation minimums apply. 12. No refund will be provided for shortened stays due to poor weather conditions, work and/or family emergencies, or other commitments that are personal to the guest. 13. If a reservation qualified for a booking discount, it is only valid when the discount qualifying minimum nights are paid for. Guests agree that any discounts are valid only when the required minimum nights are paid for. Should any disagreement arise leading to a partial refund or discount, the pre-discount standard nightly rate will be applied to all completed or partial nights used if the minimum night requirement hasn't been met and paid for in its entirety. 14. Any refunds and compensation will be at the sole discretion of the owner. Check-in and Check-out: 1. Check-in is only possible by the registered guest making the reservation. 2. Late check-out fees: $50 if more than 30 minutes late, $130 if more than 2 hours late. This does not award any guests possession for the additional day. This is a penalty for holding possession beyond agreed terms which negatively affects the next reservation and triggers cost to reschedule or holding of the housekeepers. 3. Leave the property in the same condition you found it. Do not move furnishings around. 4. Clean dishes, flush toilets, clean sinks, remove trash, and hang towels upon departure. 5. An extra cleaning fee of $100 per hour for excessively dirty conditions after checkout. This includes situations like leaving out dirty dishes, trash, food debris on the stove or microwave, and stains on floors, walls, or linens. Any signs of animals will automatically trigger a "deep cleaning" charge, as the property is maintained as an allergen-free space. 6. Do not leave food leftovers in the refrigerator, dishes, pans, sinks, or anywhere in the apartment. Occupancy and Guests: 1. Occupancy limit is 4 guests. 2. Maximum number of non-overnight guests is 6 people. 3. No unregistered guests after 10 pm. 4. The registered guest is responsible for their guests' behavior and consequences. Property Rules: 1. No animals/pets due to severe allergies of owners. This is owner’s personal home part of the year. Violations will result in additional cleaning and sanitizing fees. 2. No smoking or smoking products, including vaping products, will be allowed in the unit or on the balcony and will result in a $1000 penalty. If you require smoking products for medical needs, please book a different property. You consent to the judgment of the owner, host or representative in any disagreement on this topic, which will be considered final and binding. 3. No parties. 4. You agree to a $100 charge for lost keys, $150 for each lost/damaged remote. 5. The sofa may not be used for overnight guests. 6. Empty the garbage nightly. 7. Fire regulations require you to keep apartment entrance door and hallway gate closed. 8. Guests are responsible for cleaning dishes and extended stays (over 15 days) are responsible for all cleaning. The "Cleaning Fee" paid is intended for the final clean after check-out, including the laundering of provisioned linens. 9. Access to owner-only cabinets, and storage prohibited and considered trespassing. Do not enter owner-only cabinets or storage containers/boxes ($300 fine plus costs to clean, replace, repair). Building and Community Rules: 1. Follow all community rules, policies on signs posted throughout building and property, written here, and those in the in-unit welcome booklet. 2. Quiet hours are 10 PM to 9 AM. 3. Be courteous to neighbors and others in the community. 4. Smoke only in designated areas. 5. Always wear shirts and shoes in the lobby at all times. 6. Use cargo elevator for pool/beach trips and carrying luggage/groceries. 7. Use pool area showers and rinse station to wash away beach sand. 8. Children under 12 must be accompanied by an adult at all times. 9. In the gym, individuals under 18 must be accompanied by an adult. 10. Bathing suit attire only allowed in the pool area; cover up required in common areas. 11. Do not leave personal belongings in hallways or common areas. 12. Pool area rules: No glass, diving, alcohol, or food. Moderate music levels. No hand games, water pistols, or surf-style boards. 13. Additional rules for pool, gym, tennis courts, and games room are posted onsite. Pool Risk 1. Guest acknowledge they swim at their own risk. 2. Guest understands that the Pool does not have a fence around it and is respsibile for their own, their guest, and their families safety. 3. Guest understands lifeguards may not present. 4. Guest understands that swimming and other activities at the Pool are inherently dangerous activities, the risks of which include but are not limited to, death and serious bodily injury, due to weather, conditions of the Pool, falls, heart attack or stroke, or other infirmity, the conduct of other swimmers, and the risk that no one may be present to with an emergency. Owners recommend that guest do not use the Pool when no one else is present. 5. Guest agrees to assume all risk on guest and guest of guest's behalf. WAIVE, RELEASE AND DISCHARGE, any and all rights and claims of any kind whatsoever, whether monetary or otherwise compensatory or punitive, against owners, hosts, owner representatives, and Condado Del Mar administration and staff. Parking and Transportation: 1. Parking is not provided with the reservation. There is some street parking on side streets and a parking garage within walking distance. You will check in at the main security booth in the lobby, and we will provide you with a combination for the lockbox on the unit door that contains keys the morning of check-in. With the exception of a few owner cabinets and 1 closet, the guests have access to the full two-bedroom, two-bathroom, 1 guest closet balcony unit.

Matt and Patty’s place was ideal for our stay (4 people) —just as pictured and conveniently located near everything we needed in Condado, as well as top spots around San Juan. Communication and check-in were smooth and hassle-free. There are a few guidelines for using the main elevators, just be sure to follow them and be respectful. Loved the unit and would reserve again.

Matthew and Patty’s place is incredible. The location is perfect and we were able to walk to great restaurants, bars, beaches and everything in between. The place is beautiful, well made, really clean and feels very private and homey. Kat was very responsive and helped us anytime we needed. I definitely recommend this place and hope to visit again soon!

My group loved staying at Matthew and Patty's beachside condo for our 5 day trip to see Bad Bunny. The surrounding area was very walkable and safe, and the building has a tasty late night Middle Eastern/Mediterranean restaurant close by. The only recommendation we'd have are for towels to go to the beach since we were in such close proximity, but other than that everything was just a beautiful as shown in the photos listed. We would love to come back and would recommended their home to other couples visiting the beautiful island of Puerto Rico.

Clean condo in community with an abundance of great restaurants, easy access to beaches, & only 10 min from airport. Property has great security with guards at gate to the property & at entrance to the building itself. Loved early morning and even downtime to enjoy their covered deck that’s appropriately furnished. Having a washer and dryer was a bonus especially given the humidity and the need to change clothing at least twice daily. Great host, great condo & awesome location.

Matthew and Patty's listing was great! Perfect location as we were close to all of the areas we wanted to visit - accessible by walking, scooters, or uber. They were very responsive and extremely accommodating, which we appreciated. We had a lovely stay.

Find us

Condado is an inexpensive Uber ride averaging ten minutes from the SJU airport. The ride to Old San Juan is a short 10 minute Uber ride, or rent a scooter and utilize the bike path and park paths that run most of the way there. Once checked in, you are within walking distance to so much being in central Condado.
